KARMA is a pioneering collection of eleven smart, modern single-family semi-custom spec-homes that exemplify sustainable living and innovative design. The homes feature bold, elegant forms that combine to create a harmonious and visually stunning community, blending seamlessly with the existing small ranch and mid-century modern homes of the surrounding neighborhoods.

The 1.6-acre infill parcel, carefully assembled by the architect and developer from three individual properties, was subdivided into 11 single-family lots utilizing the existing R1-6 zoning regulations. KARMA is an inspirational model of sustainable living, designed to enhance the lives of its residents while minimizing environmental impact. This project exemplifies how well-executed infill developments can enhance an area’s “SENSE OF PLACE” by filling voids and strengthening community connections.

KARMA residences were carefully curated by the architect and developer to provide owners more time, energy, and freedom to pursue what matters in their lives. The lock and leave design sensibilities are sustainable to their core, delivering 50% more efficient modern housing compared to the average new construction home and 80% more efficient than the average resale home. Windows and operable skylights energize light-filled living spaces, while the compact building footprint is highly insulated, reducing energy use and monthly bills. Homes with roof-mounted solar achieve a Home Energy Rating System (HERS) 11 home efficiency level, making them 88% more efficient than the average new construction home built in 2023.
